What is rera.watch?
rera.watch is an independent tracker for real estate projects registered with the Karnataka Real Estate Regulatory Authority (K-RERA). We take the quarterly compliance filings that builders are required to submit — construction progress, unit availability, financial disclosures, complaint records — and present them in a clear, searchable interface.
The data is entirely sourced from official K-RERA public disclosures. We do not create or modify it — we just make it easier to find and understand.
Why we built this
If you've ever visited a builder's sales office in Bengaluru, you've heard the script: "only 3 units left on this floor," "prices going up next week," "this project is 90% sold." It's designed to create urgency and bypass careful thinking. The problem is there was never an easy way to check whether any of it was true.
Under RERA, every registered builder is legally required to file quarterly reports with the regulator — actual construction progress, actual units sold, actual complaint counts. This data is public. But it lived buried in government portals, in formats that made it nearly impossible for a homebuyer to read or compare across projects.
rera.watch was built to fix that. The tagline is simple: trust the record, not the brochure. Every number on this site comes directly from what the builder filed with the regulator — not from their marketing material.
Who built it
rera.watch is built and maintained by a Bengaluru-based software engineer with a direct stake in Karnataka's real estate market — someone who went through the homebuying process, hit the same information walls every buyer hits, and decided to do something about it.
This is an independent project. We are not affiliated with K-RERA, the Karnataka government, or any builder, broker, or real estate platform.
Data & methodology
All data is sourced from the Karnataka RERA portal — public quarterly compliance filings submitted by registered promoters under the Real Estate (Regulation and Development) Act, 2016. We update the database whenever new filings are published, typically on a quarterly cycle.
