How the data works

Data source

All data on rera.watch comes from the Karnataka Real Estate Regulatory Authority (K-RERA) portal — the official public disclosure system mandated by the Real Estate (Regulation and Development) Act, 2016.

Under RERA, every registered real estate project must submit quarterly compliance reports to the regulator. These reports are public record. rera.watch indexes these filings and makes them searchable.

rera.watch is not affiliated with K-RERA or the Karnataka government. We do not create, modify, or interpret the underlying data — we present what builders file.

Update cadence

K-RERA requires registered projects to file quarterly updates. Filing windows typically open around January, April, July, and October — though individual builders file at varying times within each window.

rera.watch re-fetches data from the K-RERA portal periodically and updates the database when new filings are detected. The "last updated" date shown at the top of this page reflects when our database was last refreshed.

Metric definitions

Construction complete (%)
The overall project completion percentage as reported by the builder in their latest quarterly filing (pct_complete_project). This is a builder self-declaration — rera.watch does not independently verify on-site progress.
Units booked
Cumulative units sold (booked) as declared in the latest quarterly filing. This is a running total — it should only increase over time for a healthy project.
Units available
Total registered units minus booked units, as reported in the latest filing. A value of zero means the project is fully subscribed as of the latest filing.
Stalled
A project is flagged as Stalled when its latest filing shows zero available units (fully sold) but construction completion is below 80%. This means buyer money has been collected but the building is significantly behind schedule.
Complaints
Complaint counts are sourced from K-RERA's public complaint registry. We show two counts: complaints filed against the specific project, and complaints filed against the builder (promoter) across all their projects. Both pending and disposed complaints are counted.
Fast movers (QoQ booking jump)
Projects sorted by the largest increase in units booked between the two most recent consecutive quarterly filings. A high delta indicates strong recent sales activity.

Limitations

  • Builder self-declaration. Construction percentages, unit counts, and financial figures are reported by the builder, not independently audited. rera.watch presents what was filed — discrepancies between filings and reality are a known issue with the RERA system.
  • Filing delays. Some builders file late or inconsistently. A project with no recent quarterly data may have simply not filed, not necessarily stalled.
  • Data freshness. rera.watch reflects K-RERA data as of the last update date shown above. Very recently filed updates may not yet be reflected.
  • Karnataka only. rera.watch currently covers Karnataka (K-RERA) projects only. Projects registered with other state RERA authorities are not included.
